How DropAlert monitors mortgage rates
A transparent explanation of DropAlert's public data source, collection process, point-adjustment estimate, alert threshold, and known limitations.

Purpose and scope
DropAlert is an independent monitoring tool for selected Navy Federal mortgage products that are currently described as eligible for the No-Refi Rate Drop. Its job is to reduce the effort required to watch public rate tables. It is not connected to Navy Federal's servicing systems and receives no loan-level eligibility data.
The output is a possible opportunity signal. A signal means the public, point-adjusted estimate crossed the threshold configured by the user. It does not mean Navy Federal approved a request, confirmed the borrower's eligibility, or offered the displayed rate.
Primary data source
The collector reads Navy Federal's public mortgage-rate page and locates the tables for fixed-rate jumbo, Homebuyers Choice, and Military Choice products. It extracts the advertised interest rate and the points shown for each supported term. Each observation receives a UTC collection timestamp.
The source is third-party HTML rather than a contractual API. Page headings, table structure, anti-automation controls, or product labels can change without notice. DropAlert treats a missing section, missing row, malformed number, or rate outside a broad validation range as a collection failure rather than silently inventing a value.
Supported products
The alert interface currently includes these public product rows:
- 15-year and 30-year fixed-rate jumbo mortgages.
- 30-year Homebuyers Choice and jumbo Homebuyers Choice mortgages.
- 30-year Military Choice and jumbo Military Choice mortgages.
The list follows Navy Federal's current public description of covered loan families. It does not prove that an individual mortgage includes the option. Regular conforming conventional, VA, and adjustable-rate products may appear in the source tables but are excluded from alert enrollment because Navy Federal currently says they are not covered.
Point-adjustment estimate
Navy Federal explains that advertised “as low as” rates typically reflect origination or discount points, while those point effects are not used in the same way when it calculates an Eligible Reduced Rate. To avoid comparing a point-discounted public rate directly with the borrower's Note Rate, DropAlert calculates a simple estimate:
The 0.25-per-point factor is a heuristic, not a formula published by Navy Federal. Point pricing varies by product, market, and scenario. The estimate also cannot reproduce loan-specific adjustments. Its purpose is to be more cautious than assuming the lowest advertised rate is available without points.
How the alert comparison works
The user provides a current mortgage rate and selects a supported product. The interface derives a target 0.25 percentage points below the entered rate, then compares that target with the latest point-adjusted estimate. The daily alert job repeats the comparison for confirmed subscriptions and uses delivery controls to avoid sending the same rate signal repeatedly.
The interface also asks for a rate-lock date as a rough calendar screen. Navy Federal's actual terms refer to at least six consecutive monthly payments since closing or the last exercised rate reduction. A date field cannot verify those payments, recent delinquency, bankruptcy, ownership, loss mitigation, or other account conditions. Users should treat the time indicator as approximate.
Update timing and historical charts
DropAlert checks the current public source when the rate tool loads and during its scheduled daily collection process. Historical charts use stored daily observations. A chart can therefore contain gaps when the upstream page is unavailable or cannot be parsed. The observation date is not a rate lock, quote, or promise that the same public row remains available later.
Rates may change between checks. The most reliable action after a signal is to contact Navy Federal promptly and ask for the Eligible Reduced Rate associated with the existing loan.
Known limitations
- Public advertised rates are scenarios and can include points.
- The point adjustment is approximate and may be higher or lower than actual pricing.
- DropAlert cannot see borrower credit, property, payment, bankruptcy, ownership, or servicing data.
- Third-party page changes can delay or interrupt collection.
- Predictions and historical trends cannot forecast future mortgage rates with certainty.
- Navy Federal's official program terms can change after this page is reviewed.
